Senior Housing Available in Frankfort Township

Frankfort Township recently announced that there are units immediately available at one of the township’s two senior housing complexes.

This is an unprecedented occurrence within the township.

In the past, township residents have spent years on the waiting list for the Autumn Valley and Lighthouse Pointe senior housing developments, according to a media release from Frankfort Township.

Township Supervisor Jim Moustis says the waiting list includes approximately 80 people, but none are currently in a position to relocate.

“I was a little surprised,” said Moustis.

The low number of available prospective residents is likely due to the housing market, Moustis said. Many homeowners are unable to sell their houses, and are therefore hesitant to move.

Three one-bedroom senior housing units are currently unoccupied or will become so in the next month.

These available apartments are located in the Autumn Valley development. Sited at the intersection of Lincoln Highway and Wolf Road, the units are 900 square feet and include an attached one-car garage. Apartments at Autumn Valley rent for $618 per month.

Of the township’s 36 senior apartments, 24 are located at Autumn Valley. The other 12 comprise the Lighthouse Pointe development. Situated at 20668 Landings Pointe, units at Lighthouse Pointe are larger than those at Autumn Valley, and rent for almost twice the cost.

Frankfort Township originally introduced senior housing options in the early eighties, beginning with 12 apartments. The township has expanded its offerings twice since then.

The second expansion took place last year, when the township purchased a failed luxury condo development in the Village of Frankfort to create Lighthouse Pointe.

The Lighthouse Pointe condos cost $14 million to develop, according to Moustis. The township purchased the units for $2 million.

Moustis said that there is the potential for the township to develop another 120 units of senior housing at Lighthouse Pointe, if necessary in the future. He also specified that the affordable senior housing program is self-supporting and is not funded by tax dollars.

Prospective senior housing tenants must be 60 years or older and be either a resident of the township or the parent of a township resident, the media release stipulates.
