New Grocery Store Could Land in Frankfort

Mariano's Fresh Market, which has several stores in the Chicago area, wants to open a new location along LaGrange Road, just south of Old Plank Trail Community Bank.

 

A chain of upscale grocery stores soon could be opening a location in Frankfort.

Mariano's Fresh Market, which is owned by Milwaukee-based Roundy's Supermarkets and has five locations in the Chicagoland area, wants to build a more than 70,000-square-foot store on the 7-1/2 acres of land in the 20900 block of LaGrange Road, just south of Old Plank Trail Community Bank, said Frankfort Planning Supervisor Zach Brown.

The proposed land currently houses Red Door Realty and DePaulo Travel, but those storefronts would be demolished to make way for Mariano's, Brown said.

The grocer will present its plans and request a public hearing at the village's next plan commission meeting at 6:30 p.m. Thursday, Jan. 26. The commission needs to recommend Mariano's proposal before it goes before the Frankfort Village Board for final approval.

If everything moves smoothly, construction on the new location could begin later this year, Brown said.

Mariano's--with its selection of higher end foods, limited bulk items and day-to-day grocery fare--a unique type of store for Frankfort, Brown said, adding that chain's interest in the village is encouraging to see.

Building the new grocery store also will help the village accomplish another goal: creating a signal along LaGrange Road and full road access near that location, Brown said. The village will work with the Illinois Department of Transportation to get that signal placed, which also will help create more opportunities to attract larger commercial developments to that area.

Am I reading this correctly that this store (or other commercial development in between Colorado and Route 30) would involve adding another light in the stretch between Colorado and Route 30?

That was my understanding. The idea would be that the new grocery store would have a larger access road than what's in there currently. The added commercial development would come later thanks to the road and the signal.

I didn't push the question (but probably should have) because the new store isn't contingent on the light. However, that does seem like you'd have quite a few jams with that many lights in a row. I'm going to see about clarifying this.

@Rachel:

I got clarification on the possibility of a light between Rt. 30 and Colorado. IDOT has already done studies (and would do more studies if it goes through), and the agency said it was viable. In fact, it flagged it before Mariano's even thought about coming to Frankfort.

I have never been to a Mariano's, but I will definitely try it. I have always bought most of my groceries at the small chains--Walt's and Berkots. Would love to see the new shop.

Another light there is crazy. Sometimes there are traffic back-ups all the way from 30 to Colorado. And really isn't Walts and Jewel within 2 miles enough grocery stores? However a place with great produce is appealing.

Mariano's is an amazing chain with awesome produce and great prices. The cafe food there is amazing! I don't care what has to happen, I am so excited at the prospect of a Mariano's coming to Frankfort!
